Welcome to our terms and conditions of all our rentals.
This is important and affects your legal rights and obligations, so please read them and other terms referenced in this document carefully. Each guest must affirm electronically or verbally agreement to these terms and conditions. They are legally binding at the point the reservation is secured by payment. Booking through a 3rd party does not waive SkyRun’s rights under these terms and conditions.
Note that the cancellation policy can vary by property. Check the cancellation policy on the property you are booking. This is our default cancellation policy.
By submitting this form, you are submitting a tentative reservation for this condominium, home or town home on these dates. This tentative reservation is usually confirmed within 24 hrs. The condo IS NOT RESERVED until you receive a CONFIRMATION email from SkyRun which usually happens within 24 hours. You will receive a copy of this TENTATIVE reservation after processing this form if the email you provided is correct. We will confirm your reservation after we verify your payment and the availability of the unit. Although we do our best to keep it updated, even though the unit shows available on our website, it may not be. In the event we can not confirm your reservation, we'll call or email you to try to complete the reservation, or we'll refund any payment IMMEDIATELY if you prefer.
The property was cleaned prior to your arrival.
No liability for any disease or condition will be assumed by SkyRun, its managers, employees, or corporate entity.
Guest agrees to pay any fines for fees levied to property manager or owner due to guest not following property and building rules including but not limited to parking fees, return of left items, parking pass replacement ($400) or fines for excessive noise, trash or occupants beyond maximum occupancy or pets where prohibited.
Check-in and Check-out times: Normal Check-in time is 4pm, Check-out is 10am. SkyRun is authorized to charge you $100/hr and to remove your items to our check in center and charge you for an extra night if you stay past check out time unless arrangements for late checkout are confirmed.
Age and Occupancy Restrictions: You MUST be at least 25 years old to rent a condo from SkyRun. You will need to present a valid ID when you checkin or you will be refused access to your property. MAXIMUM OCCUPANCY at ANY TIME is equal to the number of people that is advertised as being able to sleep in beds in the condo. NO people beyond that number are allowed at ANY TIME. NO HOUSE PARTIES ALLOWED.
Hottub Liability: Your private hottub, if offered at your property, will be cleaned and sanitized prior to your arrival. Guest waives all rights of litigation in regards to the hottub and guest assumes responsibility for safety and the cleanliness of the tub during their stay. SkyRun, its owners, and the property's owners are hereby released from all claims to do with any injury or sickness incurred by the tenant or their guests.
Insurance: If you have purchased travel insurance from along with your reservation you have a policy from Royal Adventure travel insurance through Rental Guardian, underwritten by Jubilee at Lloyd's. If you have to cancel or delay or cut short your reservation for a covered reason, you will report the claim to Royal Adventure Insurance directly at 1-888-933-1113 and will recover the cost of your rental from them. We can provide the policy number if they are unable to locate it when you call. You can also call them if you have any questions about your policy and what is covered.
The cancellation policy will be unique to the property you book. Please refer to the property's listing on our website to view its cancellation policy.
Use of Specific Property Booked: You have booked a specific property. However, on extremely rare occasions, the specific property you booked may not be available due to circumstances beyond our control such as maintenance problems with the property booked, or a change of ownership or management of the property since you booked. In the event that the property you booked is not available, SkyRun will attempt to place you into a similar or better property at the same price or offer you another property at a lower rate. If the replacement property offered is not acceptable to you for any reason, SkyRun will cancel your reservation and refund your total amount paid. SkyRun does not guarantee that a suitable property will be able to be found. If the property you have rented becomes un-occupiable during your stay (heat or refrigerator breaks for example), SkyRun will also make our best effort to find you a similar or better place to move to and if unable to do so, refund the portion of your rent unused.
Housekeeping: SkyRun units are SELF CATERING at no extra charge. That means that the unit will be clean with you arrive and will be cleaned after you leave and include fresh linen and towels when you arrive. During your stay, YOU are responsible for any cleaning including taking out the trash and washing the linens that SkyRun provides if you choose to wash them. If you want additional towels or linens, Mid-stay cleans may be purchased for a separate charge that provide fresh towels and linens and trash take-out and dishwasher loading and light clean/vacuum.
Rules: No Pets, No Smoking. Unless specifically allowed in the property you are booking, pets are forbidden from our properties and a $5,000 fine will be imposed for either an unauthorized pet or smoking (of any kind) inside the premises. You will be charged an additional full cleaning, possibly including carpet cleaning. Many of our guests have pet allergies and any pets brought into our homes could jeopardize the health and safety of future guests. You must follow the rules of the building you are in including noise, parking, and common area use. Failure to comply with any rule listed here means an automatic $300 minimum charge to your credit card for cleaning ($1,000 for a house party, see below)
Damage: Your rental INCLUDES an accidental reported damage waiver fee up to a maximum of $1,500. Therefore the cost to repair any ACCIDENTAL and REPORTED damage to the rented property including any missing or broken items up to a maximum of $1,500 will be covered at NO CHARGE to you AS LONG AS the damage is reported upon your departure in writing on your guest comment card. Any damage we deem to be purposeful or negligent or damage not reported will be charged to your credit card. Please report any damage that you notice when you check-in to avoid getting charged for damage you didn't create.
Parties: NO HOUSE PARTIES ALLOWED. If there is a party in this condo (as evidenced by a noise complaint and/or calling of security or by large amounts of trash and destruction) you WILL BE CHARGED for complete clean-up and replacement for damaged items. This will be AT A MINIMUM $1,000. A party completely voids the damage waiver. If you intend to come and party, rent somewhere else. SkyRun is SERIOUS about protecting our condos so they will be perfect for our owners and responsible guests.
Warranties: Equipment - From time to time, equipment in the condos (utilities, TV's, appliances) and in the resort/buildings (pools, hot tubs, etc.) are out of service. In such a case, notify SkyRun immediately and SkyRun will do everything within our power to correct the situation, including making another property available for your use. However, this may not be possible and is not cause for a full or partial refund. Weather - obviously we can't control the weather. SkyRun will not refund you for any weather-related issues including but not limited to poor conditions, lack of snow, or inability to get to the unit due to weather.
Limitation of Liability: SkyRun assumes no liability for your stay in Utah or the activities that you take part in while here. The limit of SkyRuns liability is the total amount of compensation we have received for your property rental.
Winter conditions can occur at any time of the year. In our mountain environment, winter conditions, snow, ice, and slippery surfaces can be present. SkyRun, its owners, managers, staff, or subcontractors are under no obligation to create a perfectly snow, ice, or wet environment around the property. Renter and his/her guests assume complete responsibility for their safety in this regard.
Renter agrees to hold harmless, property owner and property manager, for any injury happening on-premises, including but not limited to ladders for bunkbeds/lofts/, staircases, handrails, snowy or icy conditions, snow or ice falling from above, hotwater, or appliances.
By confirming the agreement you agree that you have read and understand all the above information and that all other parties staying or visiting the property have been made aware and agree to these terms.
